Lawn Care in Polk City, FL: What Lawns Here Actually Need

By the Luxury Lawns team·Updated September 16, 2026· 6 min read

Polk City is about twenty minutes north of Lakeland and a regular stop on our northern route. Rural and semi-rural properties dominate here, often with well irrigation rather than municipal water and often with more land than lawn. That shifts the work toward clearing, tree management and large-area mowing rather than detailed turf programs, and it brings one issue that subdivision lawns rarely have: water chemistry.

Well water and the lawn

Well water in this part of Florida frequently carries dissolved iron and is often hard. The visible symptom is rust-colored staining on driveways, walls and fences wherever the sprinklers hit. The less visible effect is on the soil: years of hard water can push soil pH up, and a high pH ties up iron and other nutrients so the lawn yellows even when it is being fed. A lawn on well water that is yellowing despite fertilizer is often short of available iron, not of nitrogen.

A soil test settles it. On well-irrigated lots we test before building a program, because feeding a lawn that has a pH problem wastes the product. Our guide to why Florida lawns go yellow covers the diagnosis.

More land than lawn

On an acreage property the question is not how to treat every square foot; it is where the maintained turf ends and the rest of the property begins. We usually recommend a treatment program on the turf around the house, large-area mowing on the pasture and bahia beyond it, and regular brush control on the edges. Keeping that boundary defined is what makes a rural property read as kept rather than half-wild.

Wooded lots and selective clearing

A lot of Polk City lots are wooded and the owners want some of it opened up without losing the character. Selective clearing means removing the brush, vines and weak trees while keeping the sound mature ones, and it is a different job from scraping a lot flat. We do both, and we will tell you which your property needs. See our land clearing guide for how that work goes.

Lakefront and the Green Swamp edge

Properties around Lake Agnes and along the Green Swamp side of town deal with a high water table for part of the year. The lower ground stays wet through the summer and turf struggles there. Drainage helps where there is somewhere for the water to go; where there is not, the honest answer is a planting that tolerates wet feet rather than a lawn that never will.

What we do on a Polk City property

  • Large-area and acreage mowing, plus detail mowing around the house.
  • Soil testing and programs built around well-water chemistry.
  • Selective clearing, brush control and full lot cleanup.
  • Tree trimming, hazard-tree removal and stump grinding.
  • Irrigation tuning, mulch and beds, and sod restoration where needed.

Irrigation on a well

Well systems here need a couple of things municipal systems do not. The heads and emitters clog with oxidized iron and need checking regularly, and the spray should be aimed so it stays on the turf rather than the house and driveway, where it leaves the orange staining every well-irrigated lot in Polk City recognizes. Our post on rust stains from well water covers the causes and the fixes, from re-aiming heads to injection systems. We check both on every irrigation visit.

Frequently Asked Questions

Why is my lawn yellow when I fertilize it regularly?+

On well water it is often a pH problem rather than a nitrogen shortage. Hard water raises soil pH over time and a high pH ties up iron, so the grass cannot use what is there. A soil test tells you which it is, and the fix is different for each.

Can you clear a wooded lot without taking everything down?+

Yes. Selective clearing removes brush, vines and weak or hazardous trees while keeping the sound mature ones. It is a different job from scraping the lot flat, and it usually gives a better result on a rural property.

Do you serve Polk City?+

Yes. It is about twenty minutes north of the shop and a regular stop on our northern route.
