Lawn Care in Winter Haven, FL: What Lawns Here Actually Need

By the Luxury Lawns team·Updated September 22, 2026· 6 min read

Winter Haven is about twenty-five minutes east of our shop on Willow Ave in Lakeland, and it is one of the areas we work in most often outside Lakeland itself. What defines lawn care here is water: the Chain of Lakes runs through the middle of town, and a large share of the properties we see either sit on a lake or drain toward one.

Lakefront lots are a different job

A lawn that slopes down to a lake has two problems a subdivision lawn does not. The first is drainage. The lower part of the lot tends to stay wet through the summer, the grass thins, and weeds that like wet feet move in. The second is that whatever goes on the lawn ends up in the water. Fertilizer and weed products applied carelessly near a shoreline do not stay on the lawn.

On lakefront properties we keep a buffer along the water where nothing is applied, we match the product to what the soil test actually says the lawn needs, and we mow the lower section at a height that lets it hold its own in wet ground. If the bottom of the lot cannot be turf, we say so and plant it as a shoreline bed instead.

The older neighborhoods around the chain

The established streets around the lakes have mature oaks, old St. Augustine, and beds that have been in place for decades. These properties need a lighter hand. The most common mistake we see when a new company takes one over is treating it like new construction: heavy fertilizer, aggressive edging, and turf pushed into shade where it will never thrive.

What works is canopy management first, so the turf gets enough light to survive, then a program tuned to what the lawn is actually short of. Our guide to grass under trees covers the honest options.

Newer subdivisions on the south and east sides

The newer builds around Winter Haven have the same profile as new construction everywhere in Central Florida: builder-grade Floratam over compacted fill, an irrigation controller still on its factory schedule, and one fertilizer application at closing that was never followed up. These lawns look fine for a year and then decline. Aeration, irrigation tuning and a real treatment program are the fix, and the sooner they start the cheaper it is. Our post on why new-build lawns thin out in year two explains what is going on underneath.

What we do on a Winter Haven property

  • Weekly or biweekly lawn maintenance — mowing at the correct height for the grass, edging, and blowing off hard surfaces.
  • Lawn treatment programs matched to the grass and the soil, with a no-apply buffer on lakefront lots.
  • Tree trimming and removal, including the structural pruning mature oaks need and the storm-risk work lakefront trees often require.
  • Palm service — correct trimming and the specialized fertilizer palms need.
  • Landscape design and installation, including shoreline planting where turf is not the right answer.
  • Mulch and bed work, and sod and lawn restoration where a lawn is past saving.

Commercial and rental properties

The US 17 corridor through Winter Haven has a lot of commercial frontage and multi-family property. Those need a consistent schedule more than anything else, and we build one around how the property is used rather than a generic calendar. Our commercial lawn care guide explains what a property manager should expect.

Frequently Asked Questions

Do you fertilize lawns right up to the lake?+

No. On lakefront lots we keep a buffer along the water where nothing is applied, and we use only what the soil test says the lawn needs. What goes on a sloped lakefront lawn ends up in the lake, so less product, applied correctly, is the right approach.

Why is the bottom of my lakefront lawn always thin?+

Usually because it stays wet most of the summer. St. Augustine does not do well in saturated ground, and the weeds that like wet feet move in. Sometimes a mowing-height and drainage change fixes it. Sometimes the honest answer is that the lower section should be a shoreline planting rather than turf.

How often do you come to Winter Haven?+

It is one of our regular route areas, about twenty-five minutes from the shop. Ask for an estimate and we will give you a real answer on scheduling.
