Sprinkler System Problems in Lakeland: How to Audit Your Irrigation
Here is a pattern we see constantly. A homeowner in Lakeland calls about a dead patch. They have treated it for chinch bugs. They have thrown fertilizer at it. They have watered it more. Nothing works. We run the irrigation zone, stand in the yard for four minutes, and the answer is obvious: a rotor head buried under turf growth is spraying straight into the grass three feet in front of it, and the far corner of that zone has not seen water in a year.
Irrigation is the invisible infrastructure of a Florida lawn. When it fails, it fails quietly, and the symptoms look exactly like every other lawn problem. Before you spend money on chemistry, spend twenty minutes on an audit.
The audit: run every zone and watch it
This is the whole thing. Put the controller in manual, run each zone one at a time, and stand there and look. Not from the porch — walk it. You are checking for:
- Heads that do not pop up. A head that stays down is either clogged, broken, or starved of pressure. That is a circle of lawn getting nothing.
- Heads that pop up but do not rotate. A stuck rotor waters one narrow stripe and leaves the rest of its arc dry. This is one of the most common causes of an oddly shaped dead patch.
- Misdirected spray. Mower wheels and foot traffic knock heads out of alignment constantly. Look for heads watering the driveway, the fence, the street, or the side of the house — every one of those is a bill you are paying to water concrete while the lawn behind it dries.
- Heads buried by turf. St. Augustine grows over a low head and blocks the spray at ground level. Cut the grass back around each head so it can clear the canopy.
- Misting or fogging spray — a fine haze rather than droplets. That means pressure is too high, and most of the water is blowing away or evaporating before it lands.
- A geyser or a bubbling spot. A broken head or a cracked riser. Obvious once you look, invisible if you never run the system while you are home.

Do this once a season, minimum. Most systems in Polk County are watering blind, because the controller runs at 5 a.m. when nobody is awake to see it. A system nobody has ever watched is a system nobody knows is broken.
The catch-can test: are you watering what you think you are?
Even a system with no broken parts can be wildly uneven. To find out what each zone is actually delivering:
- Set out five or six identical straight-sided containers — empty tuna or cat food cans are perfect — spread across the zone, some near heads and some at the far edges.
- Run the zone for 15 minutes.
- Measure the depth in each can with a ruler.
Two things come out of this. First, the run time you actually need: most Central Florida lawns want three-quarters of an inch to an inch per application, so multiply out to find the minutes required. Guessing at run times is why so many controllers are set to some meaningless round number.
Second — and more important — the uniformity. If one can has half an inch and another has an eighth, that zone is broken in a way no amount of run time can fix. Cranking the minutes up to satisfy the driest can just floods everything else, which is how you end up with fungus in one corner and drought stress in another on the same zone.
The rain sensor almost nobody checks
Florida law requires a functioning rain shutoff device on automatic irrigation systems. In practice, a large share of them are dead — the disc has degraded, the wire has corroded, or somebody bypassed it years ago and forgot.
Test it: trigger the sensor (many can be manually depressed) and confirm the system will not run. If it runs anyway, your system will happily water through a Central Florida thunderstorm all summer, which is both a waste and an active cause of lawn fungus. Replacing a rain sensor is one of the cheapest fixes in the whole system and pays for itself fast.
The mistakes that make everything worse
- Mixing head types on one zone. Spray heads put out water far faster than rotors. On a mixed zone, you can never find a run time that works — the spray-head area is drowning while the rotor area is dying. This is a design flaw, not a maintenance issue, and it needs to be corrected at the valve.
- Ignoring shade and sun on the same zone. Full-sun turf and shaded turf have very different water needs. A single zone crossing both will always be wrong somewhere.
- Setting it in March and never touching it. A schedule that is right in a dry April is badly wrong in a wet July. Adjust seasonally, or shut it off during the rainy season entirely — see our rainy season guide.
- Watering at night. Late-evening or overnight cycles leave the canopy wet for ten-plus humid hours, which is precisely how fungal disease gets started. Run in the early morning, 4 a.m. to 8 a.m.
- Fire ants in the valve box. A genuinely common Florida failure — ants nest in the box and destroy the solenoid wiring. If a zone stops responding, open the box.
Watering days still apply
None of this overrides the SWFWMD watering-day restrictions that govern Lakeland and most of Polk County, which assign days by address and limit hours. When it is worth calling someone
Replacing a nozzle or straightening a head is a homeowner job. Diagnosing a zone that will not fire, chasing a leak under the turf, correcting a badly designed zone layout, or repairing a valve or controller is not — and a mistake with a pressurized line under a lawn gets expensive quickly.
